The Tenant Placement Service is for those landlords who need assistance finding the best qualified tenant, but who would like to manage the property and tenant themselves. This service includes:

• Tenant screening and selection (detailed

Rate: 50% of the first month's rent + GST (Based on a 12-month fixed-term lease)

• Utilizing legal documentation and all the Residential Tenancy Act

• Generate monthly and annual statements

• Repairs, complaint issues and emergencies directed to our property managers

• Repairs are dealt with in a timely fashion

• Rent increases, lease renewals, inspections, and strata issues

• Condition report with digital images

• Non-residential tax forms NR6 and NR4 will be submitted via www.cra-arc.gc.ca

Rate: 8% of the gross monthly rent while rented ($100 min. for condos, $170 for houses) + 50% of first month's rent for placement. $350 fee for non-resident filing.

For furnished properties we offer all the Unfurnished Services listed above combined with the services:

Rate: 9% of the gross monthly rent while rented + 50% of first month's rent for placement. $350 fee for non-resident filing.
